The gated community provides a safe and secure environment for a lock and leave lifestyle, meaning residents can easily leave on holidays or travel without worry for their home or community. Botanica’s professional caretaker is also always available to ensure the security of the resort is never compromised.
At Botanica Lifestyle Resort you will find a country club lifestyle never before seen in Cairns. The resort is home to two superb clubs with features to enhance your Botanica lifestyle. Entertain yourself according to your mood with relaxing moments by the pool or at the bar or more strenuous pursuits such as a tennis match or undercover bowls.
The Botanica House precinct will be delivered with Stage 1 of the resort and will include a library, dining room, swimming pool, poolside bar, billiards and games area, movie theatre, workshop, gymnasium and treatment rooms.
A world-class Country Club will follow after Stage 3, which will create a secondary community hub within the resort, with a ballroom size dining room, dancefloor, arts and craft room, sauna, multiple treatment rooms and additional lounges and bars. Botanica’s facilities will also be complemented by a covered 4 rink lawn bowls green following Stage 3, creating a new benchmark for lawn bowls in Cairns.
Yes. Botanica is yours to call home with the freedom to live your life true to you. Friends and family are always welcome and can also use the resort facilities and country clubs as long as you accompany them and they are happy to comply with the resort rules. Please talk to community management if you wish for any guests to stay longer than two weeks.
Yes. We have a range of internal colour options you are welcome to choose from before the slab is poured. While our floorplans are designed in a carefully considered manner, we appreciate that you may like to make changes from simple alterations such as additional power points to including one of our luxury upgrade packages. Our sales team is here to help you with your enquiries and any changes or additions where possible.
Yes. We know that pets are often important members of the family. Our homes have fully enclosed rear gardens ensuring security for your pets. Pets need to be approved by the caretaker and home owners need to comply with the pet policy.
At Botanica we are mindful of the changing health of residents and while we do not provide care, we encourage our residents to seek home care, as required. If a loved one requires full time care there are a number of aged care facilities within close proximity of the resort, the closest being Caravonica Waters by Infinite Aged Care which is less than a 2 minute drive from Botanica.
Yes, at Botanica we pride ourselves on delivering thoughtful urban design and architecture and we are committed to providing high quality stand alone homes within a lush tropical setting. Botanica’s streetscapes are designed by award winning local landscape architect Andrew Prowse, inspired by the relaxed atmosphere of five star tropical resorts.
Residents are responsible for the maintenance of the front and rear gardens of their home. Botanica takes care of the maintenance of all common areas throughout the resort as well as the front lawns of each home.
All of our homes are exceptionally designed and come complete with quality inclusions that enhance each room with thoughtful care found in every detail. Each home also includes fully landscaped gardens, fencing, pathways and driveways. Our luxury upgrade packages also allow you to add your own extra personal stamp to your new home.
As a home owner you may be entitled to Rent Assistance. Our Rent Assistance Information Memorandum can provide you with guidance as to whether Rent Assistance is suitable for you. Each individual’s circumstances vary and it is the individual’s responsibility to enquire and determine their eligibility for Rent Assistance.
Botanica’s aim is to deliver a superb resort lifestyle for over 50s that doesn’t cost the earth. At Botanica you do not pay council rates or stamp duty. The Site Agreement requires home owners to pay a weekly site fee to the resort owner for the services, infrastructure and land that are supplied and made available for resident use. Site fees are adjusted annually in accordance with the Site Agreement. This is important for the upkeep of a lifestyle resort and all of its facilities. Botanica provides the infrastructure for electricity, water and telecommunications services, and the individual residents are responsible for the usage costs.
No. If you sell your home at Botanica you keep 100% of all capital gains and there are no entry or exit fees to pay.
No, there are no body corporate charges at Botanica Lifestyle Resort.
Secure Your Home
When you choose to secure a new home at Botanica Lifestyle Resort you can place an Expression of Interest by filling out a simple form along with a payment of $1,000. It is also recommended that you contact a local agent in regards to selling your current residence to help with progressing to the next stage of your purchase at Botanica. If required, our sales team will be happy to recommend a local agent.
Yes it is. We understand that sometimes things happen in life that are unforeseen. Your Expression of Interest is completely refundable if for any reason you are unable to proceed.
Yes, at Botanica you have full ownership of your home. Botanica owns the land upon which your home sits. Find out more about our Land Lease Community.
When you purchase a home at Botanica you are required to enter into a home sales contract which contains all the terms and conditions of your purchase.
You will also need to enter into a Site Agreement as Botanica retains ownership of the land on which your home is located. The Site Agreement is the legal document that outlines the protection and security of your lifestyle at Botanica and details the rights and obligations of the home owners and the resort owner. No, you are not required to pay stamp duty when you purchase a new home at Botanica, as the resort retains ownership of the land.
Your lifestyle entitlements and right to live at Botanica Lifestyle Resort are protected by the Manufactured Homes (Residential Parks) Act 2003. Your Site Agreement is also governed by this legislation. As a potential home owner, it is recommended that you seek your own independent legal and financial advice before purchasing at Botanica.
